Construction marketing is the work of getting a construction company or a home builder onto the short list before the bids go out. A construction client does not buy on the day of the search. An owner, a developer or a family planning a house looks for firms that have built the same kind of thing, studies their finished projects, checks that they are registered and insured, and then invites a few to price the job. Construction SEO makes sure the firm is found at the start of that process, and the rest of the marketing gives the client reasons to keep it on the list.

Advernation is a digital marketing agency at 1115 Broadway in Manhattan. It was started in Queens in 2007 by Christopher Maddaloni, a former electrician, so it was founded by someone who came out of the building trades. This page covers commercial and ground-up construction and home building. If your work is kitchens, baths and interior renovations for homeowners, the page written for you is SEO for home renovation contractors.
Tell us what you build, for whom and in which counties. We will show you which firms appear for those searches today.
Who this is for
This page is for two kinds of firm. The first is the construction company: general contractors, design-build firms and construction managers that put up or fit out commercial, institutional, industrial and multifamily buildings, and the larger subcontractors that want to be found by them. The second is the home builder: custom builders, builders with their own lots or communities, and firms that build additions and whole houses from the ground up. Both sell large contracts to careful buyers, and both are judged on what they have already built.
How construction clients search

Construction searches are few, specific and valuable. They are typed at a desk, during working hours, by someone who will spend weeks on the decision. The wording depends on who is searching:
- Owners and developers search by building type and place: a general contractor for a medical office, a restaurant build-out, a warehouse, a ground-up apartment building in a named city or county.
- Property managers and tenants search for interior work: office fit-outs and tenant improvements.
- Architects and owner’s representatives search for a firm by name, to check it before adding it to a bid list.
- General contractors search for subcontractors by trade and county when their usual one is busy.
- Families search for custom home builders in a county or town, for builders who will build on a lot they own, and for what a house costs to build per square foot.
The numbers behind these searches are small next to an emergency trade. That is the point of the field: one contract can be worth more than a year of another trade’s service calls, so a page that brings in two serious inquiries a quarter can pay for the whole program. It also means reports for a construction firm count qualified inquiries and invitations to bid, not traffic.
The website is the qualification package

A construction company’s website does the job a statement of qualifications does on paper: it shows, building type by building type, what the firm has finished. Search engines and clients want the same thing from it.
A page for each kind of building
Each sector the firm builds in gets its own page: retail, restaurants, medical, offices, industrial, schools, multifamily. The page says what the firm does in that sector, how it delivers the work, whether as general contractor, design-build or construction manager, which constraints it knows, such as building in an occupied space or to a health code, and it links to the finished projects of that type. A home builder’s equivalent is a page for each kind of home and each way of building: custom homes, building on the client’s lot, each community, additions that add a floor.
Project pages with facts
Each finished project gets a page with what a client or an architect looks for: the building type, the town, the size, the scope, the delivery method, the schedule, the architect where you may name them, and photographs taken when the job was complete. A dozen such pages serve a searcher better than general text, because each one can match a search for that building type in that place. They are also pages an AI answer can draw on when someone asks which firms have built a certain kind of project nearby.
Registration, insurance and safety
Clients screen builders on paper before they call, so the paper belongs on the site. The requirements vary by place. In New York City, the Department of Buildings says that to build a one-, two- or three-family home you must register as a General Contractor, and that for all other new buildings you must obtain a Safety Registration Number with a Construction Endorsement or register as a General Contractor. Home improvement work is licensed separately, by the city’s consumer agency. We publish the registrations you hold with their numbers, your insurance and bonding as you wish to state them, and your safety record in whatever form you already report it to clients.
Home builders in New York have one more fact worth a page. The state’s General Business Law implies a warranty in the sale of a new home: one year free from defects due to a failure to build in a skillful manner, two years for the plumbing, electrical, heating, cooling and ventilation systems, and six years free from material defects. A buyer comparing builders wants to know what stands behind the house. A builder who explains the warranty plainly, and what its own service after closing adds, answers a question most competitors leave to the lawyers.
Local SEO and the map for builders
The map matters less for a commercial contractor than for a service trade, and more for a home builder. Google says it ranks local results mainly on relevance, distance and prominence, and that no one can request or pay for a better local ranking. A developer searching for a general contractor will look past the map to the firms’ own sites. A family searching for home builders in a county often starts on the map and reads reviews first.
Either way the Business Profile has to be right, because it is what appears when someone searches the firm’s name. We keep it to Google’s guidelines: the real business name with nothing added, the fewest categories that describe the core business, the office address shown, and the counties you build in added as service areas, up to the 20 Google allows. We keep one profile for each office you staff, and none for job sites. Photographs are of finished buildings, labelled by type and town.
Reviews and references
A construction company will never have the review count of a restaurant, and it does not need it. What it needs is a handful of recent, specific reviews from clients who can be recognized as real, and references on its project pages. Google requires that reviews reflect a genuine experience and prohibits offering anything in exchange for them. We ask at closeout, when the punch list is done, with a direct link, and we ask every client. For home builders the count matters more, because families read reviews the way they would for any large purchase, so the request becomes part of the handover of the keys.
Written references from owners and architects go on the project pages with permission. We quote them exactly and name the person only when they agree.
Construction marketing beyond SEO
Construction marketing has four parts besides SEO: the website itself, paid search, social media and AI search. For most firms the website comes first, because it is where every other channel sends people.
We have recent proof of that part. In October 2026 we rebuilt the website of Golden I Construction, a New York contractor, after its old site was hacked. The damaged site was replaced by a clean one, 29 pages and 70 articles were rewritten, every old address was kept so that no earned ranking was thrown away, and the new pages score 98 to 100 on Google’s Lighthouse test on a phone. The account is in the Golden I Construction case study, and the service is described on our web design page.
Paid search suits construction when it is narrow. A campaign for one building type in two counties, sent to that sector’s page, can be kept small and aimed at the owner who is looking. Google’s ads can be limited to chosen areas and to working hours, which is when these buyers search. Google’s pay-per-lead ads program also has a general contractor category, described as a service provider who provides material and builds services necessary for building construction; it suits smaller residential work better than commercial contracts. Both are covered by our Google Ads management.
Social media for a builder is a progress record: the pour, the steel, the topping out, the ribbon. It shows owners and future hires that the firm is busy and careful, and it gives architects something to share. Home builders can do more with it, since families follow a house going up. See social media marketing. For AI assistants, Google says a page needs nothing special to appear in its AI answers beyond being indexed and eligible to show with a snippet, which again rewards fact-filled project pages. Our AI search optimization page explains how we check what the assistants say about a firm.
We do not sell construction leads or bid lists. Inquiries go to your office, from a site and accounts that belong to you.
What we do, month by month
| When | What we do | What you see |
|---|---|---|
| Month one | Free audit of the website and the Business Profile. A list of your finished projects by type and place. Research on searches by building type and county, and on the firms that appear for them. Tracking for calls and inquiry forms. | Where the firm appears today, the gaps by sector, and a plan. |
| Months two and three | Sector pages written. The first project pages built from your photographs and facts. Registrations, insurance and safety information published. Profile corrected. | New pages live and each inquiry logged with its source. |
| Months four to six | The remaining project pages, pages for delivery methods and for the questions owners ask about cost and schedule, links from architects, suppliers, trade associations and local business groups, a narrow ad campaign if wanted. | Positions by building type and county, with qualified inquiries beside them. |
| Every month after | A page for each project as it finishes, review and reference requests at closeout, corrections where positions slip. | One report: inquiries, invitations to bid where you tell us of them, positions, traffic. |
What construction marketing costs, and how to judge a quote
Judge construction marketing over a year, against contracts. The sales cycle is long, so a month-by-month test will mislead you. Work out your average contract, your margin on it and how many serious inquiries it takes to win one. Divide a year of fees by the margin on one contract to see how many extra contracts the work must win. For most builders the number is small, so the real question is not price but whether the inquiries are the right kind. Ask an agency how it will tell a qualified inquiry from a job seeker or a supplier, and how it will report them.
We quote monthly SEO plans and website builds for construction companies and home builders after the free audit, with no contract. Get a quote.
The fixed points: the SEO audit costs nothing. Google Ads management is from $500 per cycle, and a cycle is one test of a campaign for as long as you choose, from a day to a month. Re-targeting is from $400. The pricing page carries the rest. No agency can promise a position; Google itself says no one can guarantee a first place ranking.
What we need from you
- Access to the website, the Business Profile and any ad account.
- A list of finished projects with type, town, size, year and delivery method.
- Completion photographs, and permission from owners where a project is to be named.
- Your registrations, insurance and bonding details as you want them stated.
- The sectors and counties you want more of, and the work you no longer chase.
- One person who can confirm project facts and tell us which inquiries were real.
What we can and cannot show

We can show two published results from the building trades. One is the Golden I Construction rebuild described above. The other is Corpus Christi Concrete Guys, a concrete contractor that reached top-five positions within two months. We have not published a ranking result for a commercial general contractor or a home builder, and we will not imply one. For your firm the evidence begins with the free audit.

Questions people ask
What is construction marketing?
It is the work of bringing a construction company or home builder qualified inquiries from owners, developers and families who do not know it yet. It covers the website and its project pages, SEO, the Google Business Profile, reviews and references, narrow paid search and social media.
What does a construction marketing agency do?
It turns the firm’s finished work into pages that rank and persuade, keeps the Business Profile correct, runs ads where they fit and reports qualified inquiries by source. We do each of those, starting with a free audit.
What is construction SEO?
It is the part of the work that earns unpaid positions on Google for searches by building type, service and place, such as a commercial general contractor in a named county. It rests on sector pages, project pages with real facts, and links from architects, suppliers and trade groups.
What is home builder SEO?
It is SEO for firms that build houses: ranking for custom home builder searches in a county or town, for building on the client’s lot, and for each community. It adds the map and reviews, which matter more to families than to commercial owners.
How long does SEO take for a construction company?
Three to six months for positions to move on sector and county searches, and a year to judge it by contracts, because the buying process is slow. Google says some changes take effect in a few hours and others take several months.
Is home builder marketing different from marketing a commercial contractor?
Yes. A home buyer is a family making the largest purchase of its life, so reviews, the map, social media and model home information matter. A commercial owner is a professional buyer who checks sector experience, registration, safety and references.
Do we need a page for every project?
For every project you would show a client, yes. Each page matches a search for that building type in that place and gives clients the proof they look for. Projects under confidentiality can be described without the owner’s name.
Do you sell construction leads?
No. We do not sell leads or bid lists. We build the site, the pages and the ads so that owners contact your office directly, and the accounts stay yours.
Do you work with builders outside New York?
Yes. We are in Manhattan and work with contractors in other states. The New York registration and warranty rules on this page are examples; your own state’s requirements are part of the research.
